STUDY OF LAND USE BASED ON LAND CAPABILITIES OF LOLAK DISTRICT AS THE CAPITAL OF BOLAANG MONGONDOW REGENCY

Abstract


The land has limited characteristics or does not increase and it is inversely proportional to the increasing demand for land use. In the RTRW of Bolaang Mongondow Regency in 2014 – 2034, Lolak District is designated as the center of an urban area (PKWp) which is sure to have a lot of development activities. So that changes in land use such as land that was originally undeveloped into the land that is built are definitely unavoidable. The purpose of this study is to analyze land capability and analyze land-use changes and provide land use direction. The method used in this research is a descriptive quantitative approach and spatial analysis using ArcGIS. The results showed that the land capability of Lolak District was divided into 5 (five) classes, namely very low development ability, low development ability, medium development ability, rather high development ability, and high development ability. The land capability that dominates Lolak District is the very low development capacity with a total area of 31,080.7 ha or 66% of the total area. During a period of 12 years (2009 - 2021) in Lolak Subdistrict, there was a significant increase in the area of residential land and activity sites of 664.7 ha due to the presence of the PT Semen CONCH factory in Solog Village and the construction of the Lolak Dam in Pindol Village which was followed by a decrease in area natural forest land, dryland forest, mixed gardens, mangroves, rice fields, shrubs, open land, and fields of 0.5 - 202.5 ha. Thus there is a conversion of protected land to the cultivation of 2.8 ha. The direction of land use can be further developed as a cultivation area and cannot be further developed as a cultivation area. The land that cannot be further developed as a cultivation area is 35,578.3 ha. While the land that can be developed as a cultivation area is 11,388.7 ha and develops around the coastal area.
